June 25, 2024 – The Shops at Marcus Dairy, located at 5 Sugar Hollow Road in Danbury, continues its surge in the market. Dominick Musilli, its leasing agent since the inception of the shopping center, announces a flurry of activity over the past several months. Among the activities includes a new 15-year lease with Panera Bread for an onsite relocation of its restaurant in the parking lot, directly in front of its so-to-be former location. The new building will have a drive-thru window, an essential amenity the previous location did not have. Jason Wuchiski represented Panera Bread.
GoHealth Truvance will be opening an urgent care facility later this summer. The 3,500 square foot facility will be home to a state-of-the-art medical facility in the immediate area desperately needed. GoHealth signed a 10-year lease and they were represented by Kerry Wood of New England Retail Properties and Michael Stone of Colliers International.
Shiny Nails will be opening a new nail salon adjacent to Whole Foods. The tenant signed a 10-year lease and should be opening before the end of July. Musilli was the sole broker in the transaction.
Lastly, Musilli secured a new long-term lease and expansion from Petco. One of the original tenants from the grand opening of the shopping center, Petco will be expanding into the soon-to-be former Panera Bread, increasing the size of their store by 4,200 square feet. The new Petco will measure approximately 14,200 square feet. Adam Cirel represented Petco in the transaction.
June 23, 2024 – Dominick Musilli, Managing Partner of TRUE Commercial Real Estate, is proud to announce that Chick-fil-A will be opening their first two restaurants in Westchester County, NY. The Scarsdale, NY location, an in-line store in Midway Shopping Center, will be opening soon and the Yonkers, NY location, 2205 Central Park Avenue, will be opening shortly thereafter.
“Westchester County, New York is one of the most challenging markets in the country. Factors such as availability, affordability and tough zoning laws make it very difficult to secure a location and eventually open for business. Thankfully, we were successful in securing two locations on Central Park Avenue in two different towns. We hope to continue our expansion in Westchester over the next several years”, said Musilli.
These two locations will make the twelfth and thirteenth deals Musilli has completed for Chick-fil-A.

JUNE 11, 2024 – Richard Schnider, Vice President of TRUE Commercial, successfully completed three long-term leases at Southbury Green shopping Center with Regency Centers. JCREW Factory will occupy 5,587 SF, Physical Therapy and Sports Medicine (PTSMC) will occupy 3,478 SF and Michaels Jewelers will occupy 1,104 SF.

“The addition of these new tenants is a testament to strength of this shopping center in the market. The synergy between them and the existing tenants will position this property extremely well for many years to come” said Richard Schnider.

Richard has represented Southbury Green for several years and has successfully completed numerous transactions on Regency’s behalf.

APRIL 9, 2024 – Tyler Lyman recently completed a lease with Racanelli Restaurant Group for a 3,951 square foot space, located at 36 Pine Street in New Canaan, Connecticut.

“This property provided a rare opportunity in an exclusive market. On behalf of the Landlord, we were able to focus on a select few strong operators and very quickly came to terms. We are extremely excited to sign such a strong restaurant group to the property”, said Tyler Lyman.
Tyler Lyman represented the Landlord and negotiated the deal terms directly with the Racanelli Restaurant Group.

MARCH 7, 2024 – Tyler Lyman recently completed the sale of the former Bob’s Discount Furniture, a 26,285 square foot building at 515 Boston Post Road in Orange, Connecticut.

“I’m very happy that we could help put together the transaction for both parties. This site sits directly on the 50-yard line of Boston Post Road and will be a crown jewel in their portfolio for the new Buyer”, said Tyler Lyman.
This is the third large retail property sale that Lyman has been instrumental in within the last year on Boston Post Road in Orange. Tyler previously represented the Sellers of both 401 Boston Post Road and 53 Boston Post Road. TRUE will be handling the leasing of the property for the new owner.

FEBRUARY 12, 2024 – Tyler Lyman and Wes Craft inked a 6,356 square foot deal with Fuego Mexican Grill in Cromwell CT.  The building located at 36 Shunpike Road formerly housed Ninety Nine Restaurant. Tyler Lyman and Wes Craft were the sole brokers in this transaction.

Fuego Mexican Grill is a full-service Mexican restaurant that serves “authentic Mexican food,” and alcohol. The owners are planning major renovations to the interior of the building and are hoping to add outdoor seating in the near future.

“The Landlord had several options, including demolishing the building and redeveloping the site for multiple national tenants,” said Craft. “Ultimately, we were happy to reuse the 40 year old structure, one of the first commercial buildings on the street. It has great bones and we are excited to see it serve the community for another 40 years.”

 

JANUARY 11, 2024  – Dominick Musilli & Richard Schnider announced the closing of three transactions at Columbus Plaza in New Britain, CT. They represented the Landlord, Grossman Companies, in the transactions. In particular, they successfully signed an extension with Price Rite for their 32,056 sq. ft. space, while signing Chase Bank and Wing Stop to new ten-year leases. Chase Bank leased 4,000 sq. ft. and WingStop inked a 2,221 sq. ft. lease.

“The renewal of Price Rite and the addition of Chase Bank and WingStop will prove to be the
catalyst to improve the tenancy of this shopping center. We have a 6,000 square foot space vacancy and we are already getting numerous inquiries about it. After all is said and done, Columbus Plaza is going to be a strong shopping center for many years to come,” said Dominick Musilli.

Chase Bank was represented by Tim McNamara of Cushman & Wakefield and Brian Knowles of Sullivan Hayes, while WingStop was represented by a team of CBRE Brokers led by John Ferris.

 

JANUARY 10, 2024 – Tyler Lyman and Jason Wuchiski successfully completed a long-term lease, bringing ALDI to Connecticut Commons, where they will occupy 21,070 square feet at 282 New Britain Avenue, Plainville, CT.

“Connecticut Commons is a regional center, drawing customers from a large territory due to its proximity to I-84. The one glaring “missing piece” was the fact that there was no grocer in the project. We made that use a priority and are excited to add ALDI to the tenant mix”, said Tyler Lyman.
ALDI was represented by Tim McNamara & Kevin Daly of Cushman & Wakefield, while Tyler Lyman and Jason Wuchiski represented the landlord; Site Centers, which marked their 13th deal with them.

JANUARY 8, 2024 – Dominick Musilli & Richard Schnider of TRUE were chosen to represent the Zoom Tan / Zoom Fit and Beach Bum Tanning in their search for sites to lease between 800 and 4,000 SF. Zoom Management (parent company) owns and operates over 120 stores in six states under the banner Zoom Tan/Zoom Fit and Beach Bum Tanning.
